Q. Where is Verrado?
A: Verrado is located in Buckeye, Arizona, in the foothills of the White Tank Mountains 25 miles from downtown Phoenix. To reach Verrado from downtown Phoenix, take I-10 west to Verrado Way (exit 120).

Q. How big is Verrado?
A: Verrado is 8,800 acres and could include up to 14,080 homes and four million square feet of office, light industrial and retail space.

Q. What does Verrado mean?
A: Verrado's name is derived from the Spanish word "verdad," which means truth and authenticity.

Q. When did construction begin on Verrado?
A: The groundbreaking took place in summer 2002.

Q. When did the community open?
A: Verrado's grand opening was January 24, 2004.

Q. What makes Verrado different from other residential developments?
A: Verrado is a modern community reminiscent of a great American small town. Like many great towns, Verrado will evolve over time. The community features include a vibrant, pedestrian-friendly Main Street, intimate neighborhoods with tree-shaded sidewalks, abundant educational opportunities and vast recreational amenities.

Q. Is Verrado actually a town?
A: Verrado is in the Town of Buckeye. However, the community features many of the characteristics of a great American small town in its design, complete with its own Main Street District, amenities and recreational facilities.

Q. Is Verrado an "exclusive" residential development?
A: Verrado offers a wide range of housing options, from rental lofts and single-family homes to custom homesites. The community is designed to accommodate a diverse group of residents and employers.

Q. What amenities will be offered at Verrado?
A: Verrado is a place where possibilities abound to live life to the fullest. The streets themselves are amenities leading to neighborhood-specific items of interest such as a park, a hiking trail, the golf course, or a landmark building.

Most homes in Verrado will be no more than two blocks from a neighborhood park. The Verrado Village Sport & Health Club and community parks provide gathering places for activities, such as swimming meets, Fourth of July festivities and school-related sporting events.

In addition to parks, there are a multitude of recreational opportunities including a Tom Lehman- and John Fought-designed championship golf course. There are also three miles of paths and trails running alongside Verrado's washes.

Q. How will Verrado impact the local economy?
A: Over 15,000 jobs could be created at Verrado during the next 15 years. The community also has the potential to provide up to four million square feet of commercial property for uses as diverse as a company headquarters, a new regional medical center, business offices, restaurants and retail shops.

Q. Will the freeway be able to handle the traffic generated by the residents of Verrado?
A: There will be easy access to and from Verrado. Construction of a new Interstate 10 interchange is complete, and completion of the western loop of the 101 Freeway provides easy access to the northwest Valley and Scottsdale.

Q. What is Verrado's source of water?
A: Verrado's water is supplied by Arizona-American Water Company using a combination of CAP water and other non-renewable water supplies. Any groundwater used for Verrado's golf courses will be replenished. In addition, a water reclamation facility has been built on the southeast corner of the property to meet the community's irrigation and golf course needs. The facility will be permanently buffered by a desert linear park that will run along the eastern edge of the property. The park will be 300 feet wide near the facility.

Q. How will water drainage be maintained?
A: Onsite drainage plans were engineered to ensure that post-development water flows from the property will be less than or equal to pre-development flows. The Army Corps of Engineers-issued permit requires 404 wash impacts to be offset through mitigation and preservation of upland and other drainage areas.

Q. What school district is Verrado in?
A: There are three school districts within Verrado’s current plan for residential development: Agua Fria Union High School District, Litchfield Elementary School District and Saddle Mountain Unified School District. The boundaries vary across the community so individual homes may be physically within the boundaries of any of these districts.

Q. Will new schools be built?
A: There are plans for schools at Verrado. In the fall of 2004, the Litchfield Elementary School District opened Verrado Middle School, which is currently serving K-8 students from Verrado and the surrounding area. Agua Fria Union High School District opened Verrado High School in fall 2006 to the freshmen class of 2010.

Q. What is Verrado's commitment to education?
A. Through partnerships with local school districts and ASU West Campus, Verrado will celebrate learning through the thoughtful design of facilities that reflect the character of traditional schools, the innovative use of technology and teaching that extends beyond the classroom. Verrado will be a place where the opportunity to learn will not be limited by age. Quality learning opportunities will be available to children, seniors and everyone in between.

Q. Who are DMB's partners in education?
A. Our partners include ASU West Campus, three West Valley school districts (Litchfield Elementary, Agua Fria Union High School and Saddle Mountain Unified), and Cox Communication - which will bring state-of-the-art technology to Verrado schools.

Q. What type of telecommunications capabilities are available at Verrado?
A: Verrado offers Cox's latest technology, a state-of-the-art, hybrid fiber-coax network, to help make staying in touch easier. With Cox Digital Cable, Cox Digital Telephone and Cox High Speed Internet, residents will enjoy access of up to 250 video channels, affordable phone service and blazing fast download speeds. A team of dedicated Cox professionals will help residents identify the right solution.

Q. What are the homes at Verrado like?
A: Verrado features first-of-their-kind homes that express the individuality and character of the people who reside in them. Variety is the operative word, starting with the lofts, row homes and cottages in our town neighborhoods to the larger, single-family homes in our park neighborhoods, and the golf and foothill houses that complement the natural form and topography of the land. Home designs are based on Spanish, Ranch Hacienda and other authentic architectural styles, and most will have front porches.

Q. Who are the Verrado builders?
A: Verrado is working with some of the best and brightest builders in Arizona. They currently include Ashton Woods Homes, Cachet Homes, Capital Pacific Homes, Centex Homes, Engle Homes, Frank Residential, The P.B. Bell Companies, and Pulte Homes. Each of these builders was selected based on their innovative spirit and willingness to push the envelope in regard to home designs at Verrado. Additional builders will be announced in the coming months.

Q. What are the prices of the homes at Verrado?
A: Verrado offers diverse housing options, from rental lofts and row homes to single- family homes and custom homesites. Currently, the homes at Verrado start from the mid $150s to the $500s, with custom homesites also available.

Q. How close is Verrado to LAFB and will the community impact the base's operations?
A: Verrado is about five miles west of Luke Air Force Base. In accordance with the Arizona statutes, the community is not within the base's established aircraft high noise or accident-potential zone. It is within the 280-square mile area defined as a "territory in the vicinity of a military airport." Verrado does not constrain the ability of the base to perform its current mission.

Q. Do planes from LAFB fly over Verrado and what is the resulting noise?
A: Aircraft from Luke Air Force Base fly over portions of Verrado as part of their established flight patterns. Noise levels vary depending on aircraft altitude and weather conditions. All military, public and municipal aircraft flight patterns are subject to change and outside of Verrado's control.
