Phoenix-area master-planned communities shine in national sales rankings

This 8,800-acre master-planned community in Buckeye is back on the list of top-selling master-planned communities in the nation.

Three metro Phoenix master-planned communities made RCLCO’s list of the top-selling master-planned communities in the nation.

Sales are revving up at these communities at a time when homebuilders continue to hammer away at new home construction across the metro, despite a softening in the housing market.

D.R. Horton Inc.’s Radiance at Superstition Vistas in Apache Junction is No. 19 on RCLCO’s list of 50 top-selling master-planned communities (MPCs) in the country, while DMB Associates Inc.’s Verrado is at No. 48, while El Dorado Holdings Inc.’s Bella Vista Farms closed out the list at No. 50, according to RCLCO’s midyear report.

For three communities in one state to make the list is impressive, said Karl Pischke, principal of RCLCO.

Over the years, one or two MPCs in Arizona made the list each year, he said.

The last time there were more than three MPCs in the top 50 was in 2019, Pischke said.

That year, eight master-planned communities in the metro made the list. Since then, many of those communities have sold out, which is why they’re no longer on the list.

Arlington, Texas-based D.R. Horton (NYSE: DHI) kicked off home sales in 2023 at its Radiance at Superstition Vistas master-planned community that eventually will boast 5,000 homes in the far East Valley.

Radiance had 307 home sales during the first half of 2025, up 6% from 289 during the first half of 2004, according to RCLCO’s report.

Verrado in Buckeye eyes build-out of more home lots

Meanwhile DMB’s Verrado made it back on the list this year after not making the list this time last year. Verrado had been on the list in previous years, including 2019.

Verrado made No. 48 on the list, showing 184 home sales during the first half of 2025.

The Buckeye master–planned community is on pace to bring more than 1,000 additional lots within the next 12 months, said Dan Kelly, COO and general manager for DMB Associates.

“Our homebuilding partners will bring product that addresses the diverse needs and price points,” he said.

Spanning 8,800 acres with capacity for 12,500 home at full buildout, Verrado currently has 7,800 homes completed, Kelly said.

Verrado is now home to five commercial districts, providing more than 50 merchants, including grocers, dining, shopping, arts and entertainment, he said.

“Most recently, we celebrated the grand opening of Sunrise Market just off Main Street,” Kelly said. ” This expanded offering has become a popular gathering space in the heart of Verrado, strengthening the walkable downtown our residents are drawn to.”

DMB’s $125 million Verrado Marketplace is slated to open in 2026, offering more than 500,000 square feet of retail, dining and entertainment options, he said.

New developments in San Tan Valley

Rounding out the RCLCO list is Scottsdale-based El Dorado Holdings Inc.’s Bella Vista Farms in San Tan Valley.

Making the list for the first time, Bella Vista had 183 home sales during the first half of 2025, according to the RCLCO rankings.

In April 2024, El Dorado sold 447 lots to homebuilders at its $2.1 billion Bella Vista Farms.

At the time, more than 750 acres remained for development within the 1,500-acre community.

El Dorado also is developing a new community in San Tan Valley called Silver Cross Ranch, which will include 1,195 homes across 389 acres.

In January, the Scottsdale developer sold 129 lots to Brightland Homes for $2.79 million, 110 lots to William Ryan Homes for $2.6 million and 124 lots to Century Communities for $2.7 million within the first phase of a new community called Silver Cross Ranch in the San Tan Valley, according to Tempe-based data research firm Vizzda LLC.

Overall, among the 50 top-selling master-planned communities nationwide, new home sales were down 6.6% at the end of June, compared to the pace set by top communities in 2024, according to the RCLCO report.
